Can I get the rebate if I've already visited the builder?
Maybe. Some builders require your Realtor to be registered during your first visit, while others may allow registration afterward. Contact Tabi as soon as possible to determine whether you still qualify for the NTX Rebate Program.
How does the NTX Rebate Program work?
When you purchase a new construction home using Tabi Imah as your Realtor, you may receive up to 50% of the commission paid by the builder back at closing. The exact rebate amount depends on the builder, the commission offered, the lender’s guidelines, and the transaction details.
Does the rebate cost me anything?
No. There is no additional cost to you. The rebate comes from the commission paid by the builder to the Realtor.
How much money can I get back?
Many buyers receive between $3,000 and $15,000+ back at closing. Your actual rebate will depend on the home price, builder commission, and lender requirements.
Can I still receive builder incentives?
Yes. In most cases, buyers can still receive available builder incentives, promotions, and lender credits in addition to the NTX Rebate Program.
Do all builders qualify?
Most major builders throughout North Texas participate, including many communities in Frisco, Celina, Prosper, McKinney, Denton, and surrounding areas. Contact us to confirm eligibility for a specific builder or community.
When should I contact you?
Before visiting a builder’s sales office or signing in with a builder. Many builders require that your Realtor accompany you or be registered for your first visit.
Is the rebate legal in Texas?
Yes. Realtor rebates are legal in Texas when properly disclosed and handled according to state regulations and lender guidelines.
Do I have to use the builder's lender?
No. In many cases, you may use the lender of your choice. However, some builders offer additional incentives when using their preferred lender.
Can I use the rebate toward closing costs?
In many cases, yes. Depending on lender guidelines and the structure of the transaction, the rebate may be applied toward eligible closing costs.
Why should I use a Realtor for new construction?
The builder’s sales representative works for the builder. Having your own Realtor provides representation throughout the process, helps with negotiations, contract review, inspections, builder communication, and ensures you have an advocate looking out for your interests.
Rebate Disclaimer
Rebates are only available with the approval of the party we represent in the transaction. They must be applied at closing and shown on the closing statement, unless restricted by the lender or builder. Rebates are also subject to builder approval and may depend on using certain service providers or receiving third-party approval (such as lender restrictions).
If a rebate cannot be applied at closing because of lender rules or maximum incentives already received, we may provide the rebate after closing. In that case, a W-9 will be required and a 1099 will be issued for tax purposes. Please contact us for full details.
